Need a stronger front deck

Whoever built our front deck didn’t do a truly enjoyable job.

I live down south where it rains all the time, and there is a roof, but the rain blows onto the deck always.

That means the wood is getting soaked with rain water always. The wood is wearing out, nails are coming up plus the boards guess almost mushy. The railing around the deck truly isn’t solid either, and my 200 pound father prefers to sit on the railing. One of these mornings she is going to cut it. I have been looking into deck substitutement. I want the deck not only to be longer plus wider, but stronger. I want wood that can withstand the constant rainwater that hits it. I want a railing that people can sit on plus it won’t topple down. It also would be nice to add stairs on a single side of the deck rather than jump off of it. I am currently talking to a business that does roof installation, window substitutement, siding plus deck installation. I am able to swing a lower price point since our deck is entirely a substitutement rather than a current install. The framework is all there. I just want stronger boards on the frame. Making the deck longer plus a bit wider won’t be a hardship either. The ground is level plus soft where the women will be working too. I assume it is worth investing money into a better front resting area. Once it is done our condo is truly going to look gorgeous.
