The tenants are causing damage to the A/C unit

My wife and I own an apartment building on the west side of town. The apartment building has six units. Four units are on the main level of the building, and 2 units are large upstairs apartments. The four units on the main level are all equipped with a window AC unit in the bedrooms. The two units located upstairs have a central furnace and AC unit. The units located upstairs have multiple bedrooms, and my wife and I knew it would be easiest to have a central furnace and AC unit installed. We have had the same tenants in one of our apartments for the past three years. We recently decided to raise the rent for the first time in three years. I expected the tenants to be upset, but I did not expect them to be rude and discourteous. I received about 50 phone calls after I sent out the letter to all of our tenants. Some folks left messages and others called and called until I picked up the phone. My wife and I did not raise the rent very high. We added a 10% charge to every unit, which is going to cover the cost of an HVAC service plan. We thought it would be a good idea to have an HVAC service plan for the apartments. The service plan includes a timely check up on the furnace and the air conditioner. We also receive 15% off all of our repairs, installations, and troubleshooting calls. I know the tenants are unhappy about the changes, but they can choose to end their lease and move somewhere else if they like.
